One of the most common commercial property insurance claims is water damage. The costs can easily exceed $15,000. Regularly scheduled inspections and maintenance of plumbing, roofing and appliances help reduce the risk of leaking and broken pipes.

  1. Inspect Plumbing
    Broken pipes are a common cause of water damage in commercial buildings. A thorough annual inspection can identify wear, damage or improper installation; all things making a rupture pipe morel likely. Pipe materials can last two or more decades, but some materials are more likely to degrade. Replacing old polybutylene lines with pipes made of more reliable plastic or metal materials can reduce the risk of breaking.
  2. Maintain Roofing
    Roof leaks are another cause of damage that can be prevented with timely inspection and proper maintenance. After severe storms, check the condition of roofing to ensure the shingles are in place and undamaged. Falling limbs are potentially major damaging so be sure to trim trees seasonally.

DAILY

  • Clean and disinfect all bathrooms including sinks and both the inside and outer area of toilets. Pay close attention to the flooring around the toilet.
  • Clean and disinfect doors, door handles, and light switches, especially during cold and flu season.
  • Sweep and mop floors using a disinfectant liquid. Be sure to clean or replace the mop head regularly to keep it from mildewing and spreading germs.
  • Provide cigarette receptacles and empty them.
  • Disinfect the kitchen area including the sinks and countertops.
  • Clean all glass, especially entrance doors.

WEEKLY

Requiring a tenant to have renter’s insurance is a smart move for any property owner. Here are a few of the benefits of requiring it of all tenants:

  1. Mitigate the Threat of Lawsuits
    The primary reason for requiring tenants to carry renter’s insurance is to lessen the property owner’s chance of being sued. If an uninsured tenant’s belongings are damaged, they may try to sue the owner for reimbursement.
  2. Reduce Your Responsibility
    The landlord’s obligation to relocate a tenant if the leased space becomes uninhabitable varies depending on the specific terms of each lease. Tenants with renter’s insurance do not have the rely on the landlord’s largess for relocation as that is the tenant’s insurance carrier’s obligation.
  3. Weed Out Questionable Tenants
    Prospective tenants who balk at required renter’s insurance are likely tenants you’d rather not have. Renter’s insurance is one the least expensive types of insurance available. If this expense is difficult for them to bear, there may be undisclosed financial concerns.
  4. Cover Your Deductible
    If a tenant inadvertently causes a fire or other catastrophic damages to your building your insurance policy will may cover the repair costs. However, you will be responsible for the deductible, which can be a substantial amount of money. A properly insured tenant’s policy should cover the deductible thereby lessening your risk
  5. Annual Check Ups
    With each year’s lease renewal, be certain to require proof of insurance. Some tenants may allow conditional policies to lapse once they have moved in. Cancelling or allowing a policy to lapse should be grounds to terminate the lease agreement.

When disaster strikes your home or business you will very likely need to have your belongings packed and stored while remediation and cleaning are performed. Removing items from the affected areas allows us to work more quickly without risk to your possessions.

Using a proprietary inventory control program, SERVPRO of Dearborn and Dearborn Heights SE carefully inventories all your items, categorizing them as salvageable or unsalvageable. Salvageable items are inventoried, boxed and brought to our facility for cleaning, deodorization and, if needed, disinfection. These items are then stored in our climate control facility until the property own is ready to receive them. Unsalvageable items are itemized and photographed for your insurance claim. Disposal of these items is at the directive of the assigned insurance adjuster.

  • Never use a regular vacuum to remove water

  • Do not leave books, magazines or any colored items on wet carpets
